Maintenance Sales Representative

About the Role: This is an owner-direct service sales role with an established commercial HVAC service operation. You’ll grow the maintenance side of the business in the local market: prospecting building owners and property management firms, qualifying opportunities in the first meeting, walking sites, and closing planned maintenance agreements, plus the repair and replacement work that grows out of them.

This is a strong fit for someone who likes owning the full sales cycle and sells on value, not price. You’ll sit with facility managers one week and ownership the next, making the case for maintenance in terms of ROI, asset life, and total cost of ownership. Renewals and longer-term agreements stack into a book that keeps paying off, and you’ll have service, operations, and sales support behind you to deliver what you sell.

What You’ll Be Doing:

  • Prospect commercial building owners and property management firms through cold calls, emails, and referrals to open new accounts
  • Qualify opportunities early, walk sites, and scope each building’s maintenance needs
  • Sell, renew, and expand planned maintenance agreements, including multi-year terms
  • Uncover repair, retrofit, and replacement work inside the accounts you manage
  • Build proposals with sales support, then present, negotiate price and terms, and close
  • Frame maintenance around ROI, equipment life, and total cost of ownership
  • Coordinate with service and operations for clean onboarding and account follow-through
  • Track your funnel and report activity and forecasts to leadership weekly

About You:

  • 3+ years of B2B sales, account management, or estimating experience, ideally in HVAC service, building systems, or facility services
  • Experience selling service agreements or other recurring contracts to commercial building owners or property managers is a strong plus
  • Comfortable at every level, from maintenance managers and chief engineers to senior executives and ownership
  • Able to talk mechanical systems credibly and tie maintenance to asset management and operating goals
  • Confident writing and presenting proposals and negotiating price and terms
  • Organized enough to run many opportunities at once and keep your CRM current
  • Existing relationships with building owners or property managers in the area preferred
  • Bachelor’s degree preferred (business or technical); equivalent experience considered
