Project Manager 2 – Plan & Spec

Location: Rochester, MN

Compensation: $115k-$130k plus bonus

About The Role:
This project management role is responsible for supporting and executing commercial mechanical construction projects in a plan-and-spec environment. The position manages day-to-day project activities from preconstruction handoff through closeout, ensuring work is delivered safely, on schedule, and within budget.

This role is ideal for a mechanically inclined project manager looking to deepen their leadership responsibilities and grow into managing larger, more complex projects over time.

What You’ll Be Doing:

  • Manage mechanical construction projects from preconstruction through project closeout
  • Maintain project schedules, budgets, manpower plans, and resource allocations
  • Prepare and manage submittals, RFIs, change orders, and project documentation
  • Coordinate procurement of materials, equipment, and subcontracted scopes
  • Support and coordinate field operations alongside superintendents and foremen
  • Monitor job cost, productivity, and schedule adherence to prevent overruns
  • Maintain strong client relationships and serve as a key point of contact
  • Provide regular project status updates to internal leadership and clients
  • Support project closeout activities including punch lists, inspections, and warranty documentation
  • Review takeoffs and pricing for change orders and scope adjustments
  • Interpret mechanical drawings and specifications to support constructability
  • Maintain strong safety awareness across all assigned projects

About You:

  • +4 years of experience working on commercial mechanical construction projects
  • Prior exposure to project management responsibilities or a strong field-to-office transition
  • Working knowledge of HVAC, piping, and plumbing systems
  • Ability to read and interpret drawings, specifications, and contracts
  • Organized, detail-oriented, and comfortable managing multiple priorities
  • Strong communication skills with field teams, subcontractors, and clients
  • Willingness to take on increased responsibility as project complexity grows
  • Experience supporting or overseeing BIM coordination is a plus
